NH Home Buyers or IPS Cash, Which Fits an Inherited House in Hillsborough County?

The probate court has named you executor, and the keys to your aunt's ranch in Merrimack are now on your ring. Her closets are full, the well pump hums when it shouldn't, and three cousins are waiting for their share. You'd rather hand the house to one buyer than manage a listing from an hour away.

If you've searched NH Home Buyers inherited house Hillsborough County, you've probably seen IPS Cash too. Both buy in the county for cash. This piece compares how each one fits an estate sale, using what each company publishes and what the BBB shows.

Why IPS Cash Fits an Estate Sale

IPS Cash began with inherited houses, and its legal name says so: Inherited Property Solutions LLC. Its FAQ says the company "started by helping family members by buying inherited New Hampshire houses as is for cash." The BBB even lists "Probate Property Purchase" and "Inherited Property Purchase" among its services.

The company works from an office on Temple Street in Nashua, the county's busiest market for it by its own account. It's been buying New Hampshire houses since 2016, holds an A+ from the BBB and has been accredited since 2024.

For an executor, the practical terms matter most. IPS Cash buys as-is, so the estate doesn't fix anything first. You can take the family photos and the good dishes and leave the rest behind. You can close in as little as 7 days, or set a date up to about 60 days out to match the court and the heirs.

Its earliest seller stories describe exactly this. On the company's testimonials page, a seller named Kevin wrote about a house "that had been in our family for 91 years (December 1925 to December 2016, almost to the day)." On Google, Kirkland Kellogg thanked the team "for your help in selling my father's home for a fair price."

How NH Home Buyers Works

NH Home Buyers LLC was started by Jeremy and Michelle Beland. Its site describes it as "a family and veteran owned business" and a real estate investor firm. BBB records place it at a Windham PO box, with an A+ grade, accreditation since February 2019 and an August 2016 start.

That accreditation record runs about five years longer than IPS Cash's, and it's a fair point in NH Home Buyers' favor. According to HomeLight, its territory takes in Hillsborough County, Rockingham County and other southern New Hampshire areas. Its own FAQ says it buys mainly in New Hampshire, Massachusetts and Rhode Island.

The company says it can get you an offer in 24 hours and close in as little as 7 days. Its FAQ says "We cover all closing costs." On reviews, it shows a 4.7 rating on its homepage, and Clever lists 4.7 from 130.

The pages checked for this article don't describe an inherited house or probate process at NH Home Buyers. That doesn't mean it won't buy one. It means you should ask how it works with an executor, court approval and several heirs. As executor, you'll also want to know who picks up the phone when a cousin in another state has a question, how papers get signed from a distance, and who keeps everyone updated.

An Estate Sale, Step by Step

Before Any Offer

Probate comes first, whichever buyer you choose. Under RSA 559:18, unless the will says otherwise, an executor or administrator can sell with written consent from the surviving spouse and the heirs or devisees. When the estate's personal property won't cover its debts, RSA 559:1 lets a judge grant a license to sell. Your probate attorney will tell you which path fits.

The Offer

IPS Cash says that once its team has walked the house, it tries to deliver a cash offer within about a day. NH Home Buyers' FAQ says it's often the same day or within 24 hours. Both offers will come in below full market value, because the buyer takes on the repairs and the costs.

The Closing Date

Estates rarely run on a tidy schedule. That's normal. Consents arrive late, and a cousin in another state may need a notary. IPS Cash's window of up to about 60 days gives you room. NH Home Buyers says it will set a date that makes sense for you, so ask how far out it can go.

The House and Its Contents

IPS Cash lets you leave behind what the family doesn't want. That's a big help when a parent lived in the house for decades. Ask NH Home Buyers how it handles furniture and belongings left in an estate home.

Coverage in the County

Both buy across Hillsborough County. IPS Cash's Nashua page names nearby towns such as Hudson, Merrimack, Milford and Amherst, and it covers Manchester too. It also buys mobile homes and land, which some estates include.

Fees and Costs

Neither charges a commission. IPS Cash covers closing costs and builds them into its offer. NH Home Buyers says it covers all closing costs. Ask each for a written net sheet the heirs can review together.

Which Estates Each Buyer Fits

NH Home Buyers suits an executor who values a longer accreditation record above all, and likes dealing with a family business run by a veteran. Its closing cost wording is also very direct.

IPS Cash suits an estate that needs flexibility. That includes a house still full of belongings, heirs spread across states, a court timeline that might slip, or a mobile home or lot in the mix. Its inherited-property roots show in how it describes the work.

One caution applies to IPS Cash, as it would to any buyer. Some sellers report that IPS Cash lowered its price after an inspection, and at least one says it backed out. Ask what could move the number, how long the inspection window runs, and what cancellation rights each side has.

An Executor's Checklist

If NH Home Buyers' flat closing cost promise matters to you, ask IPS Cash to write out its own cost terms just as clearly.

The First Call for Your Family

For an NH Home Buyers inherited house Hillsborough County comparison, both buyers deserve a look. If you want a Nashua company that started by buying inherited homes, begin with IPS Cash. Share its written offer with the heirs, weigh it against a second one, and move when the family is ready.
